Project Scope and Key Deliverables:
New Build Hotel Extension: The construction of a six-storey, 131-bedroom hotel located over a newly formed single-level basement to the rear of the site.
Heritage Refurbishment (No. 92): The meticulous refurbishment and restoration of 92 St. Stephen’s Green to accommodate five exclusive residential apartments.
Change of Use & Conversion (No. 93): The complex conversion of 93 St. Stephen’s Green from its former office use into high-quality hotel accommodation, sympathetically integrating modern services into a protected structure.
Complex Site Logistics: Successfully navigating a highly constrained footprint using innovative engineering solutions, including complex crane lifts, extensive piling, and ground force propping to facilitate 3,000 cubic metres of bulk excavation behind the existing historic façade.
Modern Methods of Construction (MMC): Driving programme efficiency through the utilisation of a pre-cast concrete frame and the installation of prefabricated bathroom pods.
Sympathetic Engineering & Sustainability: Integrating full mechanical and electrical systems that respect the historic building fabric while delivering excellent energy performance and sustainability for future use.
